Description of the Country Home
#2665 Palestine, TX. Entrepreneurial 55 Acre Country inn Lodging Experience for sale with the Potential to Develop from Lifestyle to an Investment Business.

This unique property has everything the bucolic lodging enthusiast is looking for, whether ownership or complete enjoyment as a guest. The 55, majority wooded acres in the Post Oak Savannah has county road frontage at the western boundary of the plat, but that is the last sign of civilization until one third of the way down the 9/10 of a mile private road on the property. The plat can be described as a rectangle from west (county road) to east and at the eastern end adjoins to a perfect square, two thirds of the way from the western boundary.

The originators and current owners of the inn have included a five acre catch and release lake, 3.5 miles of walking or horseback trails, as well as numerous picnic areas strategically placed along mapped trails.

The East Texas rustic inn’s lodging is complemented with the property’s Nature Conservatory. Trails and roads traverse through natural grasses, around ancient trees, and alongside beautiful native wildflowers. A myriad of animals call the Wildlife Property home. Birds dominate the animal kingdom, especially in the spring when many species migrate through.

Traveling down the private entry road, approximately a third of the way from the property’s privacy entrance gate, a visitor will espy the first two secluded structures. Annie’s, circa 2002 and Emma’s, circa 2008, dogtrot style guest cottages, 1,300 and 1,400 square feet respectively, are comprised of four guest rooms. Annie’s two guest offerings have wood burning fireplaces, fully equipped kitchens, washer/dryer, one bedroom with a queen bed, bathroom, and living room with a hide-a-bed.

Emma’s guest cottage is built in the same rustic dogtrot architecture with two guest accommodations. The blueprints are identical to Annie’s domiciles, except the bedrooms are approximately 50 sq ft larger, as well as the living room fireplaces are equipped with gas logs.

The interior walls of the four cottage selections are well insulated and the actual dogtrot is nine feet wide between the two rooms in each cottage to insure privacy. Excellent planning has enabled with two sets of secured pocket doors on either side of the bathroom entrance, to separate the bedroom from the living room. Annie’s and Emma’s have great covered front porches where a guest can rock themselves into a perfect nap or take advantage of the panoramic view due to the cottages perfect elevation.

The guest homes or cottages are fully handicapped accessible, gutters, outdoor dining areas with portable BBQ grills, TV’s, video equipment and sturdy metal roofs.

These two cottages, Annie’s and Emma’s, will convey fully furnished.

Moving east on the entry road situated in a clearing, set off to the north, is a contemporary cottage built in 2007. The two bedrooms, one bath, full kitchen, dining area and spacious living room measures out at 1,248 square feet. This cottage is yet to be pressed into Bed and Breakfast service. This good looking house could continue to serve as a private residence, or as the new owner expands the business, a caretaker’s home, or be placed on the business side of the ledger as the fifth guest room choice.

Located in the southwest corner of the acreage is a 40’ by 30’ barn with concrete floor, a high double wide garage door, lean-to for tractor storage, insulated workshop with window AC unit, metal roof and hardy board siding. There is electric and plumbing present or ready for fixtures in the barn. The exterior was designed with the potential for this barn to be converted into another guest accommodation. The previously mentioned painted hardy board siding coupled with two mullioned windows and two refined entry doors could be converted into a two guest room addition. The other practical alternative is to keep the workshop and build horse stalls in this circa 2002 built barn.

As the near 1 mile entry road ends the road loops and makes a circle drive to serve the grand innkeeper’s residence. The Low Country Style Architecture found on the Carolina coasts has been transplanted and built on the East Texas acreage. Constructed in 2003, the two story house has 2,982 square feet of living space. The vintage exterior appearance of this home is anything but vintage on the interior. The floor plan includes two bedrooms, with the master on the second story, two baths, and an open kitchen, dining and living area, large office, ample storage, and topped off by an 800 square foot sub floored, windowed attic. The covered wrap around porch is a reliable refuge for star gazing or entertaining. Additional features of this rare Texas construction is a two car garage with storage, sprinkler system, as well as front and back flower beds,

This current lifestyle inn could be developed into an investment inn with the addition of more cottages, adding weddings/receptions and other events, and receiving corporate, family or church retreats. The common knowledge tax and expense benefits of owning and operating an inn are enhanced by the agricultural and wildlife property exemptions this unique property offers.

Located between Athens and Palestine, Texas, this property’s guest can enjoy the pristine country or take a short trip to either or both of these well known East Texas towns.

Palestine is host to the Annual Dogwood Festival. The Gus Engeling Wildlife Management Area with its 10,958 acres is open year round. Walking, nature and equestrian trails, ponds wildlife and limited camping are all features of this WMA.

The Texas State Railroad previously operated by the Texas State Parks and Wildlife Department, is now under the new ownership of a private business concern that operates a similar line in Colorado, is a very special tourist park in the state. The park features antique steam engines traversing a 25.5 mile route, with one of the major park terminals located in Palestine. Athens is home to the Texas State Fishery.

This Texas Country Inn on 55 acres is offered for sale at $995,000
