| 820 acres of lush cattle land with organic matter of 2-3%. The ranch is located south of De Kalb in the College Hill area. There are 11 pastures each with its own pond. A 40 x 100 shop building is the central focus with covered cattle working chute and anhydrous ammonia facilities are featured on the ranch. There is a very nice set of working pens and corrals conviently located to work the cattle with ease. 15 tons per acre/year of egg shell and lime and chiken litter fertilizer have been put on the pastures each year and the owner has had 500 pairs on the 820 acres and had lots of grass left. Water is piped to each pasture as well from 3 deep water wells that are capable of and have enough volume to irrigate if one desires, however rainfall has been plentiful and irrigation has not been necessary. All the gates are 25 to 30 foot wide. Both common and coastal bermuda grass and dallis grass are predominate on the ranch, with white dutch clover and Rye grass in the spring. There is an old farm house on the place that needs a lot of work, however would be very nostalgic if it was fixed up. This is one of the best cattle places in North East Texas and has one of the highest capabilities of stocking rate per acre in the area. |
