Description of the Country Home
|
3,601+/- Acres Historic Robinson Ranch, since 1885. FM 962, Blanco County, Round Mountain Tx.
This is the first time offering for this historic ranch, officially established in 1882, as shown on the decorative ironwork entrance. The Robinson Ranch has over 2.5 miles of spectacular, year around live Cypress Creek that adds to its natural beauty. Natural springs are the source of the water which is an attraction for native flora including grand trees and support of abundant native wildlife.
Improvements: Officially established in 1882, the Robinson Ranch grounds feature two vintage rock houses, both equally charming and rustic. The one-story, old homestead was built in the 1880s by the Robinson Family. A more recent home is the commanding 2-story rock home built in the 1930s and is near the main springs. Both display prevalent historic style of the Hill Country, with design elements favoring those of European settlers to the area. The 2-story home has a formal living room featuring a fireplace, formal dining room, small kitchen and two bedrooms. The original settlers, the Tom Phelps Family, had a home and corn field near the springs, but it has since disappeared. A fascinating account of the demise of Tom Phelps and his wife while fishing in the creek resulted in a neighborhood posse rising to action, noted in Texas History as the 'Battle of Deer Creek.' The ranch perimeter is low fenced. The north pasture has new fencing on the east side and halfway down the south side.
Water: A highlight of the ranch is the incredible, year-around Cypress Creek that traverses the ranch. There is over 2.5 miles of crystal clear water plus springs that are still flowing despite dry times. This truly gorgeous and unique creek has parts that resemble the Pedernales River and other areas are reminiscent of the Guadalupe River with large cypress trees lining both sides. There are 6 water wells; three with windmills, three with submersible pumps.
Wildlife: This ranch has an abundance of native wildlife including whitetail deer, turkey, hogs, dove, many species of birds and other small animals. The year around water attracts a large number of wildlife.
Minerals: Negotiable. |
