Concrete ditches run down the edge of the field, which were once used for row-water irrigation.
Other improvements include perimeter fences and a set of corrals. Electricity is available approximately two miles away.
This ranch is very private and is surrounded of miles and miles of native pasture. The property is located at the end of a county road and is bordered on all four sides by a 120,000 acre, privately-owned ranch. No houses or residences are anywhere in sight.
Native wildlife in the area includes mule deer, blue quail, dove, and coyote. This ranch could be developed with water tanks, irrigated food plots, and game feeders to bring in the wildlife and increase its hunting potential.
The ranch comes with established income through the CRP program. 102 acres on the east side is in the program until 2015 and pays $3,500/yr. The DCP payment for 2008, based on wheat, cotton, and sorgum production, was $3,297.
