LOCATION: The farm is strategically located on FM 1162 approximately 5 miles north of Markham, Texas and 12 miles south of Hwy 59 and El Campo, Texas.
SHAPE/TERRAIN: The farm is in one contiguous tract and is basically square with one tract extending to the south.
DESCRIPTION OF LAND: The 1377+/- acres is in one tract, flat and all cultivatable except for roads & ditches. The farm is suitable for rice and regional row crops, such as cotton, milo and corn. There are three irrigation wells, a dirt air strip and two metal farm buildings
SOILS: The primary soil types of the farm are Laewest clay loam and Dacosta clay loam. With some Edna soils. The Laewest and Dacosta soils are well suited to cropland, pasture & hay land.
FLOOD PLAIN: The property lies outside the FEMA 100 year flood plain.
UTILITIES: There is electricity along FM 1162 on the east side of the property and along John Fella Road, which is on the west side of the property.
CROPS/YIELD: The primary crop for this farm has been rice, specifically long grain rice. Rice is irrigated from 3 wells, two older wells and one new well put down in 2010. Other crops grown on this property have been cotton, grain sorghum and corn. Yield have been good and consistent with rice being in the 7000 lbs/ac range; cotton 2-3 bales/acre and grain sorghum approx. 7000 lbs/ac. There is a 426 acre rice base, a 429 acre grain sorghum base, a 63.5 acre wheat base, and a 58 acre corn.
RECREATION: The property is located in the middle of the Gulf Coast rice belt and has some of the best duck and goose hunting this area of Texas has to offer. WATER: Irrigation water is supplied by 3 diesel powered wells. Two of the wells are older wells pumping approximately 1800-2000 gpm and there is one new well, put down in 2010, which produces approximately 3000gpm. Wells in the area are down to approximately 800. There are some underground irrigation pipes for water delivery.
AREA FACILITIES: There are numerous hotels, restaurants, banks, title companies, attorneys, equipment dealers, chemical & fertilizer dealers, etc. in nearby Bay City and El Campo. There is a dirt air strip on the property and commercial airports in Bay City and Wharton. These two airports are capable of accepting small to medium corporate jets. Jet fuel is available at both of these airports along with car rental agencies. Bay City is the county seat of Matagorda County. Houston is the largest metropolitan area with two commercial airports, Bush Intercontinental, and Hobby airports. Both of these are less than 2 hours away.
HIGHEST & BEST USE: The best use for this property is agricultural. It is agricultural tax exempt, located on two paved roadways, good soils and irrigation. Located in some of the best agricultural land in Texas. The property does have residential development potential. With major towns of Bay City & El Campo within 30 minutes and Houston approximately an hour and a half. The Texas Gulf Coast is approx. 30 miles to the south. Commercial & Industrial has to be considered with major gas and oil fields in the area along with major electrical transmission lines nearby.
